The CESPEDES LAW FIRM has been servicing clients since 1996. Real Estate Legal Services:
The Law Firm of Carlos A. Cespedes, PA. concentrates its practice in the area of residential and commercial real estate closings. The Firm is dedicated to the efficient handling of transactional residential and commercial real estate matters. Experience has shown us that responsiveness to clients, attention to detail and knowledge of the relevant laws are the keys to achieving a successful closing. Importantly, we recognize that each client has different needs, and each closing requires a different combination of skills to meet those needs.
Carlos Cespedes, focuses on advising owners, developers, buyers, contractors, architects, engineers, and builders regarding commercial and residential transactions. We provide advice on sale agreements for both developed and undeveloped land. From negotiating a commercial office lease or retail-shop lease to a purchase agreement for the sale of the property, our attorneys will assist you in every aspect of the deal. Our real estate and construction services include lien foreclosure, creation of homeowner associations, resolving title disputes, construction contracts, development projects, commercial leases, secured lending and financing, land use, and foreclosure.
Divorce/Child Support:
The Law Offices of Ernesto Cespedes, P.A., is available as a divorce attorney or family mediator. Often times, couples either do not have the financial ability or the need or desire to litigate their marital dissolution in a court of law. When couples want or need to avoid the expense and lengthy litigation process, Mr. Cespedes can serve as a mediator and assist couples in negotiating a settlement of the issues they cannot agree upon as a neutral third party (the mediator). This process is voluntary, quick and inexpensive.
When divorces are adversarial, Ernesto Cespedes is available to defend the rights of the party anywhere in the tri-county area (Miami-Dade, Broward and South Palm Beach).
Domestic Violence:
Ernesto Cespedes worked in the Miami-Dade County Domestic Violence Unit alongside State Attorney Janet Reno. He was in charge of interviewing victims and the arresting police officers in determining what criminal charges to file against the alleged offender.
Through out time, Mr. Cespedes became aware that victims were in some instances making false allegations against alleged offenders (often seen in divorce cases) in order to cause legal damage to the alleged offender or as a means to keep the alleged offender away from either the marital home or the children of the marriage. Mr. Cespedes defends alleged offenders in these cases.
Contracts and Agreements:
Ernesto Cespedes reviews and drafts Employment and Independent Contractor Agreements, Physician Agreements, Leases, Business and/or Asset Purchase and Entertainment Agreements, Consulting and Confidentiality Agreements, Contracts for Sale and Purchase, Releases, Promissory Notes, Living Wills, Health Care Surrogates, and many more.
